Do You Need a CCTV Drain Survey Before Buying a House?

Standard building surveys don't inspect drains. Here's what a CCTV survey covers, what it costs, and the defects that have saved Manchester buyers thousands.

What a Standard Building Survey Misses

A Level 2 or Level 3 building survey — the most common surveys ordered on house purchases — does not include any inspection of the underground drainage system. The surveyor lifts inspection chamber covers and notes whether chambers appear clear, but they do not use a camera to inspect the pipe runs between chambers.

This means an entire category of significant and expensive defects goes undetected: root ingress into clay drains, collapsed pitch fibre sections, cracked joints, misaligned pipe runs caused by ground movement, and illegal connections to the surface water system. These defects are common across Greater Manchester's housing stock — particularly in Victorian terraces, inter-war semis, and 1950s–70s estates.

What CCTV Survey Finds

  • Root ingress

    Tree roots entering through cracked or displaced joints — the most common defect in Manchester's Victorian and Edwardian housing. Roots cause recurring blockages and, left untreated, fracture the pipe further.

  • Pitch fibre pipe deformation

    Pitch fibre drain pipes installed in the 1950s–70s deform over time, restricting flow and eventually collapsing. Common across Stockport, Chadderton, and Whitefield estates. Replacement or lining is the only solution.

  • Collapsed pipe sections

    Full or partial pipe collapse, often caused by ground movement, vehicle loading above unprotected pipes, or tree root damage progressing to fracture.

  • Misaligned joints

    Ground movement displaces pipe joints, creating open gaps where root entry is accelerated and where debris collects.

  • Illegal connections

    Surface water connections to the foul sewer (or vice versa) — common in older properties and a potential source of surcharging and environmental liability.

  • Inadequate gradient

    Pipes laid at insufficient gradient allow solids to settle and accumulate rather than being carried through by flow.
