Drainage Insurance Coverage Explained: What's Actually Covered?

Home insurance coverage for drainage problems is inconsistent and often misunderstood. Some damage is covered, some isn't, and gaps in coverage can leave you with expensive bills. Here's what you need to know.

Standard Buildings Insurance Coverage

✓ Covered:

  • Burst water pipes (frozen or mechanical failure)
  • Water damage from burst pipes seeping into walls and floors
  • Backing up of drains (sewage into property from external main drain blockage)
  • Subsidence or ground movement damaging drains
  • Temporary accommodation while repairs are made

✗ Not Covered:

  • Blocked drains from accumulation (grease, hair, toilet paper)
  • Tree root damage to pipes
  • Gradual leaks or weeping pipes
  • Damage from lack of maintenance
  • Frozen pipes that don't actually burst (just freeze)
  • Flooding from external sources (rivers, heavy rain)
  • Damage from known faults not repaired

Contents Insurance Gaps

Buildings insurance covers the structure, but contents insurance (furniture, belongings) coverage varies:

  • Some policies: Automatically cover contents damaged by burst pipes or water damage
  • Others: Require separate water damage add-on
  • Basic policies: May exclude water damage entirely

Check your policy documents or call your insurer to confirm contents coverage for water damage.

Common Coverage Gaps

Gap 1: Blocked Drains

A blocked drain isn't covered — even if it causes backing up into your home. This is classified as maintenance, not damage. However, if a blocked drain from the main sewerage line backs sewage into your property, that IS covered (you've suffered sudden damage, not caused the blockage).

Gap 2: Tree Root Damage

If tree roots infiltrate and damage your pipes, most standard policies don't cover it. This is considered a natural/environmental event. Some insurers offer optional add-ons for tree damage.

Gap 3: Gradual Leaks

A slow drip from a corroding pipe isn't covered. Insurance only pays for sudden, unexpected damage. Gradual deterioration is your responsibility to maintain.

Gap 4: Flooding from Heavy Rain

If your drains can't cope with torrential rainfall and water backs up into your home, standard buildings insurance won't cover it. You need separate flood insurance.

Optional Add-Ons Worth Considering

  • Accidental Damage: Covers mishaps you cause (hit a pipe with a spade, for example)
  • Subsidence & Ground Stability: Essential if you have trees or clay soil
  • Flood Insurance: Separate product covering water ingress from external sources
  • Accidental Water Damage: Covers damage you cause by accident (burst a pipe yourself, for example)
  • Emergency Home Repair: Covers emergency drainage call-outs and repairs

How to Check Your Coverage

Contact your insurer and ask these specific questions:

  • Are burst pipes from freezing covered?
  • What's the maximum payout for water damage?
  • Is tree root damage included or available as add-on?
  • Are contents damaged by water also covered?
  • Is subsidence damage covered?
  • What's the excess/deductible on water damage claims?

Protecting Yourself

Beyond insurance, protect your drainage system:

  • Annual CCTV surveys for older properties
  • Regular jetting to prevent blockages
  • Pipe insulation in winter-prone areas
  • Tree root barriers near drainage lines
  • Maintaining your heating system

Prevention is cheaper than claims. Regular professional maintenance reduces your risk significantly.
